Property Inspections

Regular formal property inspections are paramount to ensure the safety of all communal areas of the building, both internal and external. Our formal inspections, conducted normally by a property manager, allow us to find out issues and problems that might not be easily visible and therefore can go unnoticed by the residents or the building’s cleaners. By uncovering issues in a timely manner, major damage can often be avoided.

The number of inspections a year and their frequency will depend on the size of the development. We never recommend a property to be inspected less frequently than every 60 days. Larger developments can be inspected as frequently as fortnightly.

The purpose of the visit is to identify potential maintenance issues and/or health and safety risks. We will also use the opportunity to inspect ongoing issues and take meter readings where needed. 

The information in these reports is also vital in planning maintenance and keeping clients informed on the state of the building.

The property inspections should not be confused with visits to the building made by the manager or his deputies to meet with residents, contractors and other professional who will from time to time need access to the building. The annual number of informal visits to the site will depend on the specific needs of the development at any one time and, in certain circumstances, can be as frequent as daily; however, a full inspection is not carried out during these visits, meaning some not immediately apparent problems might not be picked up until the next property inspection.
